Mr. Livaditis is the Managing Director of Consolidated Oxford Real Estate LLC (“CORE”), a firm that was formed to seek investment opportunities around a variety of fund structures that are invested in real estate assets. From 2000 - 2023 Mr. Livaditis was a Managing Director and Partner of Eastdil Secured LLC (“Eastdil”) and was part of the management-led buyout of Eastdil in conjunction with Temasek and Guggenheim. Mr. Livaditis served on Eastdil’s Board of Directors as well as on its Management Committee and he retains a financial interest in the firm. Mr. Livaditis began his real estate career at Drexel Burnham Lambert.

Mr. Livaditis has led the full spectrum of capital solutions across all real estate asset classes with a focus on public company (REIT) transactions; credit structures including fixed, floating, and hedged financing; public to private transactions; institutional joint ventures and capital raising.

Mr. Livaditis co-headed Eastdil’s national retail practice, where his focus was on public REIT and institutional transactions on behalf of Vornado (NYSE: VNO), JP Morgan (NYSE: JPM), General Growth/Brookfield (Formerly NYSE: GGP) and numerous other major investors. He helped lead the $1.3 billion debt financing of the formation of Seritage Growth Properties (NYSE: SRG) and nearly $1 billion of transactions between Sears and certain investors. Mr. Livaditis arranged the $1.6 billion joint venture between WP Glimcher (NYSE: WPG) and Public Services Pension (“PSP”). He has also been involved in structuring $5.4 billion of joint ventures on eight malls on behalf of Macerich, (NYSE: MAC). His additional retail experience includes the sales of the Grand Canal Shoppes at Venetian (Las Vegas, NV), Green Acres Mall (Valley Stream, NY), Houston Galleria (Houston, TX), Kings Plaza Shopping Center (Brooklyn, NY), Streets of Woodfield (Schaumburg, IL), Water Tower Place (Chicago, IL) and Woodfield Mall (Schaumburg, IL).

Mr. Livaditis is in Council leadership with Urban Land Institute (ULI). Mr. Livaditis serves on the Advisory Board for the University of Notre Dame’s Fitzgerald Institute of Real Estate and just completed a six-year term as a member of the Board of Trustees of Loyola Academy, in Wilmette Illinois. He serves on the Board of Directors of The Big Shoulders Fund, an organization that provides support to Catholic schools in the neediest areas of inner-city Chicago.
